The oscillator still works, and this thing can move some air! A Lunos eGOkicks out stale, moist indoor air and provides us with fresh outdoor air, while recovering most of the heat energy from inside. The water heater and range run on propane to minimize electric load. And of course, we have a nice woodstove for primary heat to reduce the load on the mini split.

As a variation of the San Juan model, this home features a flat roof with a roof deck. A spacious wraparound deck was built around the unit to add to the living area. And so you can see the addition of beauty in this home, this angle show you the back of the home with a combination of cedar planks, reclaimed wood, and corrugated metal as siding options that just give it a rustic and artistic look. Up that ladder is what I would call the master sleep space. With a larger area, it makes it simple to add a full or queen-sized bed.

A review of the regulations around our guest houses may need to be revisited again. In our remote location where guests and family stay a while, guest homes are very popular. Many years back, due to fears of double density, we imposed various restrictions in hopes of stopping or reducing the guest house construction but some of these rules are being bypassed or ignored. As a REALTOR, I see many outbuildings that are very similar to a guest house, but just not permitted as one.

Parham built it from garage door parts and it's operated by a chain, so he simply lowers it into position when it's time to go to bed. Rocky Mountain Tiny Houses boss Greg Parham has lived in his own tiny house for years, so when he decided to upgrade to a larger model he had both the expertise and the experience to build his ideal home. The result is the San Juan Tiny House, an off-grid dwelling well-suited to regular travel with a living room that turns into a bedroom using an elevating bed. The stove sits to the side of the living area, against a wall of smooth glacial till rocks, each of which was collected by the home’s sellers. Our tiny timber frames are designed to use standard size building materials for efficiency and cost. Exterior walls can be constructed using conventional framing, structural insulated panels , straw bale or adobe block.

Some other reasons include environmental friendliness, simplicity of living, and mobility . If the property is vacant land, you may install up to two Tiny Homes on foundations; one would be considered the main dwelling and the second as the ADU. Again, 5 acres or greater and the ADU must be located within 100 feet of the main house with utility hook ups.

Its porch is manually folded away when the house is being towed, as is the small solar panel-topped awning. Parham says it produces enough energy for his lights, laptop etc. However, when the tiny house is parked up on his own land, he has a second solar panel array that provides more power.

“Recreational vehicle park” means a commercially developed tract of land on which two or more recreational vehicle sites are established as the principal use of the land. Wildwood Lakefront Cottages also offers the Salish, Whidbey, and Bellevue from West Coast Homes, and the Wedge and Caboose models from Wheelhaus. The galley kitchen includes a full size dishwasher, freestanding range, and a French door refrigerator. The San Juan has a spacious living area with fireplace and large windows that overlook the lake. Larger than some, with a sloping roofline looking like a mountain range, the San Juan is truly a perfect tiny home for a family of adventurers.

A Kimberly wood stove sits across from the kitchen counter. The roof’s shape was based on the Pequod model, but with some modifications to make the roof and ceiling installation easier. Found you on YouTube today by accident, and wanted to say AMAZING build on your personal tiny home!!

Visitors enter the home through handmade doors into the living room/bedroom. This has a sofa with integrated storage, including a laptop storage space underneath the armrest. Above is the elevating bed, but unlike other models we've seen, it's not motorized.

The exterior also has porthole windows as well as standard glazing installed. Further, guidelines apply regarding the rental of the real property structures. If you have a main house and ADU, only one may be rented nightly subject to a vacation rental permit. The other structure must be occupied by a tenant on at least a month-to-month or by the owner. You may not rent out the main and guest house on a nightly basis unless they are rented to the same party simultaneously.

However, this couple used this space more for storage and relaxation during the day and only pull out the bed when needed at night. While not the prettiest view, this gives you a better idea of what all can be stored in this space, and how nice it is to have the drawers pull out so you can easily access everything no matter how far back in the cabinet it is. Plus, you can see a standard ladder for getting up to the loft space can be put out of the way when not in use or down as shown when needed.

Having lived here nearly 8 years, I have explored my fair share of this pristine land, but feel like I have just touched the tip of the iceberg. I’m always blown away at the awesomeness of this place I get to call home. The bed is an elevator bed that works with on a pulley system.

Looking at the energy star sticker, models in the class range from SEER, and this one is rated at 38 SEER!! It also has the highest heating efficiency on the market at 15 HSPF. (I think -10 is about the coldest I have ever experienced in Durango) The tradeoff for this efficiency is that it only comes in 220v operation.
